Replace an attic fan when the motor is failing, when the blades or housing have corroded, when the control no longer works reliably, or when the unit was never sized correctly for your attic. Repair is often reasonable — these are simple machines — but a few conditions point clearly to replacement.
Motor Failure and Noise
Noise is the usual first signal.
Squealing or screeching means bearings. Grinding means bearings that have progressed further. A rattling or vibrating sound often means the blade is out of balance, usually from uneven dust accumulation — which itself destroys bearings over time.
A motor that hums but does not start is typically a capacitor, which is a repair rather than a replacement.
The practical test is amp draw measured against the nameplate rating. A motor pulling high amps is failing before it sounds like it, and on an older fan the cost of a replacement motor often approaches the cost of a new unit.
Corrosion and Physical Damage
An attic fan lives in an environment that reaches 140 degrees, cycles through humidity, and sits in a roof penetration exposed to weather.
Rusted housings, corroded blades, and deteriorated mounting hardware all point toward replacement rather than repair. So does damage to the roof flashing around the unit — and that one needs prompt attention regardless, because it means water is getting into your attic.
Storm damage to the hood or louvers is common here and worth inspecting after severe weather.
Reduced Effectiveness
If your attic feels noticeably hotter than it used to and the fan still runs, something has changed.
It might be the fan — worn bearings reduce speed, and dust-loaded blades move less air. But before replacing anything, check the intake venting, because that is more often the real problem.
Intake Venting Is Usually the Actual Issue
A fan can only exhaust as much air as it can draw in. If soffit vents are inadequate, blocked by insulation that has been pushed into them over the years, or painted over, the fan cannot get enough outside air.
So it takes the path of least resistance and pulls conditioned air up out of your house through ceiling penetrations, recessed lights, and the attic hatch. Your air conditioner is then cooling air that a fan is exhausting outdoors.
The fan appears to run perfectly and is costing you money. Replacing it changes nothing.

Control Problems
A fan that never runs, or never stops, is usually the thermostat rather than the motor. These controls drift out of calibration and fail, and they are inexpensive to replace on an otherwise sound fan.
If yours lacks a humidistat, adding a combination control is worth considering — attic moisture from bath fans terminating in the attic or air leaks carrying humid indoor air upward causes condensation on sheathing, and a temperature-only control leaves the fan off during winter when that is happening.
Wrong Size From the Start
Some fans were never adequate for the attic volume. If yours runs constantly through the summer and the attic still bakes, capacity may be the issue.
Replacement is the moment to size correctly, and to decide whether a fan is even the right investment.
Where It Ranks
Before replacing, it is worth knowing that insulation usually delivers more benefit, and duct sealing often more still if your ducts run through that hot attic.
Adequate passive ventilation sometimes captures much of the benefit with nothing to power or fail.
