Once a year is adequate for most attic fans, ideally in spring before cooling season. They are simple machines, but they run in a punishing environment and the failures they develop tend to be invisible from inside the house.
Why Annual Rather Than Seasonal
An attic fan has few moving parts — a motor, a blade, and a control. That is genuinely low maintenance compared to an air conditioner.
But it operates in an attic that reaches 140 degrees or more in a Hill Country August, coated in dust, with a motor running for hours at a stretch. Heat is hard on bearings and on electrical insulation, and the environment is hard on everything else.
The reason to check annually is that nothing about a failed attic fan is obvious. It does not make your house uncomfortable in a way you would notice immediately — it just stops helping, and your cooling bill quietly goes up.
What Service Covers
Motor and bearings. Amp draw measured against the nameplate rating. A motor pulling high amps is failing before it sounds like it.
Blade condition and balance. Dust accumulates unevenly on blades, which throws them out of balance and destroys bearings. Cleaning them is straightforward and extends motor life meaningfully.
Mounting security. Vibration loosens fasteners over years, and a loose fan is both noisy and a roof penetration issue.
Control operation. The thermostat, and the humidistat if fitted, are tested for correct trigger and cutoff points. Controls drift, and a fan that never runs or never stops is usually a control rather than a motor.
Wiring and connections. Heat degrades insulation and loosens terminals over time.
Roof penetration and flashing. This one matters. The fan sits in a hole in your roof, and failed flashing means water in your attic.
The Check That Matters Most
Intake venting is not part of the fan, and it determines whether the fan helps or hurts.
A fan can only exhaust as much air as it can draw in. If soffit vents are inadequate, blocked by insulation that has been pushed into them, or painted over, the fan cannot get enough outside air — so it takes the easier path and pulls conditioned air up out of your house through ceiling penetrations, recessed lights, and the attic hatch.
At that point your air conditioner is cooling air that a fan is exhausting outdoors, and the fan is costing you money while appearing to work perfectly.
We check net free vent area and look for blocked soffits during service. In homes with gas appliances, significant attic depressurisation can also affect combustion venting, which makes this a safety check as well as an efficiency one.
What You Can Watch For
Listen. A fan that has started making noise — grinding, squealing, or rattling — has a bearing or balance problem.
Notice whether it runs at all. On a hot afternoon, stand near a soffit vent and feel for air being drawn in. If the attic is clearly hot and the fan is not running, the control has probably failed.
Look at your ceiling for staining near the fan, which indicates a flashing leak.
Where It Ranks
Being honest about priority: an attic fan helps, but insulation usually delivers more, and duct sealing often more still if your ducts run through that hot attic.
Adequate passive ventilation sometimes achieves much of the benefit with nothing to power or maintain.
Scheduling It Efficiently
The practical approach is to have the attic fan checked during spring AC maintenance, since a technician is already at the house and often already in the attic.
