Beyond the obvious failures, condensers give quieter warnings: cooling that has gradually weakened, longer run times, oil residue around the unit, and rising bills. Those subtle signs are the ones worth catching, because they usually mean a refrigerant leak.

The Gradual Signs

Acute failures are easy — the unit stops, or the fan will not turn. The expensive problems announce themselves more quietly.

Cooling that has weakened over a season. The system still works, but the house takes longer to reach setpoint and struggles on hot afternoons it used to handle. That is capacity loss, usually from low refrigerant or a fouled coil.

Longer run times. Compare against last summer. A system running noticeably more hours for the same result is working harder than it should.

Rising electric bills with no change in habits or rates. A condenser coil that cannot reject heat forces the compressor to work against elevated head pressure every hour it runs, which produces no noise and no comfort complaint until it produces a failure.

Visible Leaks and Residue

Refrigerant itself evaporates, so you will not see a puddle. What you may see is oil.

Refrigerant carries compressor oil with it, and at a leak point that oil is left behind — a dark, greasy residue on the coil, at line connections, or on the pad beneath the unit. It is one of the more reliable visual indicators of a leak.

Water beneath the outdoor unit is different and usually normal in heating mode on a heat pump, where the defrost cycle produces meltwater.

Why Low Refrigerant Matters So Much

Refrigerant is not consumed. A system that is low has a leak somewhere, and that is the single most important thing to understand about it.

Adding more without finding the leak is a delay, not a repair — and the delay is expensive, because running low means the compressor operates hot and inadequately lubricated. This is the leading cause of premature compressor failure.

On older R-22 systems the stakes are higher. Production has ended, only reclaimed stock remains, and a recharge can cost a meaningful fraction of a new system. On those units a leak often becomes a replacement decision rather than a repair decision.

Noises Worth Investigating

A buzzing that was not there before often means a contactor pitting and chattering. Grinding or screeching is bearings in the fan motor. Hissing near the unit can indicate refrigerant escaping under pressure.

A hard clunk at startup or shutdown suggests a mounting problem or a compressor issue.

Ice and Short Cycling

Ice on the refrigerant lines always means a problem — restricted indoor airflow or low charge. Shut the system off and let it thaw rather than continuing to run, because a frozen coil sends liquid refrigerant back to the compressor.

Check your air filter while it thaws; a clogged filter is the most common cause.

Short cycling — starting and stopping every few minutes — indicates a refrigerant problem, a failing control, or an oversized system, and it prevents proper dehumidification.

The Coil Is Usually the Culprit

Before assuming anything mechanical has failed, look at the outdoor coil.

Cottonwood, grass clippings, cedar debris, and dust pack into the fins. In a Hill Country summer the unit runs eighteen hours a day, and a coil that cannot breathe costs efficiency and equipment life simultaneously.

You can rinse it gently with a garden hose from the inside out, power off at the disconnect. Never use a pressure washer — it flattens the fins permanently.

Getting It Diagnosed

Most of these are found in advance during AC maintenance, where refrigerant charge is measured against specification and capacitors are tested under load rather than eyeballed.
